Why LVP Is the Default for Rental Living Areas
Waterproof luxury vinyl plank shrugs off sandy feet, spilled drinks, and the occasional forgotten wet towel that a nightly cleaning crew won't catch until the next morning. It doesn't scratch as easily as hardwood under rolling luggage, and if a plank does get damaged, we can usually replace just that piece instead of tackling the whole room. For owners managing a unit remotely, that kind of easy, spot-repairable durability matters more than almost anything else.
Where Tile Still Makes Sense
Tile flooring remains the right call for entries, mudrooms, laundry areas and any room that opens directly onto a pool deck or lanai - places where actual standing water is a regular event, not an occasional accident. Porcelain tile in particular handles the sand-and-water combo of a beach entry better than almost any other material, and it holds up well over the life of a long-term rental.
The Case Against Solid Hardwood in a Rental
We still install plenty of hardwood in owner-occupied Destin homes, but in a true vacation rental it's a harder recommendation. A unit that sits closed up with the AC off for stretches of the off-season, combined with Gulf humidity working through doors and windows all summer, is exactly the environment solid wood struggles with. If you love the look, engineered hardwood or a wide-plank wood-look LVP gets you close without the same risk.
What About Bedrooms?
In a personal beach house, carpet in the primary bedroom is still a comfortable, popular choice - just look for a synthetic fiber built for humidity rather than a natural fiber. In a guest-facing rental, most owners are moving even bedrooms to LVP now, simply because it makes turnover cleaning faster between every single guest.
